Frequently Asked Questions

1. How much deposit is required?

A deposit of $250 is required upon booking to reserve a specific home. For online bookings full payment is due at time of booking. When booking by phone full payment is due 8 weeks prior to arrival, if your arrival date is less than 8 weeks away full payment will be due upon booking.

2. When do we get the keys?

The keys will be available from lock boxes on your arrival, you will have detailed instructions of how to get to the houses along with relevant codes for the house alarm or key box, these instructions will be e-mailed to you 5 days before your arrival.

3. How do we know where we are going?

5 days before your arrival, we will contact you with full directions straight to your home along with instructions for access to the house and any alarm codes.

4. Where are the homes?

Most of our homes are within a 10-15 minute drive from Disney World and you can be on Disney property within 5 minutes from some of our homes. We also have some of the closest homes to Universal Studios which is approx. 20 minutes away."

5. What is provided in the homes?

Our homes are very well equipped and you should want for nothing but your most essential items, We strive to ensure that all the amenities are in place so you can concentrate on bringing just your favorite and personal items.

6. Is the kitchen fully equipped?

Yes. Every home has all the major appliances such as oven, refrigerator, microwave and stove. We also provide blenders, coffee makers and toasters. All pots and pans are provided and there is a dishwasher to clean up everything at the end of the meal.

7. Is the pool purely for our own use?

Yes. its there for you to enjoy. Every home has it's own private pool with a screen enclosure to keep out unwanted bugs.

8. What do I need to bring with me?

Every one of our homes has been very carefully furnished and equipped to ensure that you have a great vacation and have all bed linens, towels, kitchen utensils, including plates, cups, glasses, silverware, pots and pans and baking dishes. The homes also have necessities such as hair dryers, irons, and they are stocked with soap, tissue paper and garbage bags on your arrival. However, these are only initial stocks and replacement of these items are your responsibility.

9. Is housekeeping service included?

Our homes are rented to you on a "self catering" basis. We clean and inspect every home prior to your arrival. For your convenience and hygiene all the homes have a vacuum, dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property during your stay. You can, if you wish, arrange for a mid stay clean for an extra fee.
Please note that for stays of less than 5 nights, a one time cleaning fee will be added to the cost of your stay. Please call for details.

10.Why do we pay for pool heating?

Hotels heat their pools for hundreds of guests at a time so it is just built in to the rate you pay whether you use the pool or not. Your pool is private and for your use only and heating the pool is an expensive thing to do, but well worth it to come home after a hectic day at the Parks and relax in your own private pool.

11. Can we use the phone?

All the homes have at least one phone to make and receive calls. Local calls are free and most of our homes have the facility of free long distance and international calls. Please check with us if you are reserving a specific home to see if that property has the facility.

12. How many televisions are in the house?

The amount varies between each home but every one has a minimum of two, one in the family room and one in the Master Bedroom. All the homes have a minimum of one VCR or DVD player.

13. How many people can stay in the house ?

All of our homes are licensed with the State of Florida and the rules are very strict regarding occupancy, so please note the numbers when making your reservation. All the homes have a sleeper sofa to accommodate 2 people over and above the two per bedroom, so a

3 bedroom homes sleep 6 people

4 bedroom homes sleep 8 people

5 bedroom homes sleep 10 people

6 bedroom homes sleep 12 people

14.When do we pay?

For online bookings payment is taken upon booking. For phone bookings a deposit of $250 is required upon booking to reserve a specific home. Full payment is due 8 weeks prior to arrival, if your arrival date is less than 8 weeks away full payment will be due upon booking.

16. What is the check out time?

Strictly 10am to ensure house keeping has the minimum time required to turn the house around for the new guests that may be arriving at 4pm but if your home is not occupied by new guests that day it may be possible to arrange for additional time, check with the Exclusive team.

17. What time can I arrive at the house?

Strictly 4pm to allow housekeeping to have the house cleaned and turned around for your stay

18. Do the homes have cribs and high chairs?

Yes the homes are equipped with both high chairs and cots however not all homes have sheets and blankets for the cots so check to see if your house has them if not they need to be brought by the guests

Grills are not standard in the homes but you can hire one from us for the duration of your stay at a nominal fee. If you have already booked your home and have decided that you would like to rent one just call Jane on 407-731-9821

20.Pool safety

Pool safety is ultimately your responsibility however most of our homes are equipped with either pool fences that are erected for when minors are present or patio door alarms that signal when the pool area door has been opened check to see if your home is equipped by calling the Exclusive team.
